Cross-border trade between Mexico and the United States has driven the establishment of logistics and parcel delivery companies in industrial real estate markets along the border to capitalize on this trend. In the previous installment, we discussed the main markets: Tijuana and Ciudad Juárez; however, in recent years, emerging markets such as Reynosa, Nuevo Laredo, and Nogales have also gained prominence. As a result, companies like UPS, Ryder, DSV Solutions, Amazon, and others have set up their logistics operations in these markets.
Reynosa: A Manufacturing and Logistics Hub
Reynosa connects to key access points into the United States, such as Pharr-Reynosa International Bridge and Anzaldúas Bridge. Additionally, it is a border city neighboring McAllen, Texas. One of Reynosa’s main advantages for international trade is its participation in the IMMEX program, which allows maquiladoras to temporarily import supplies without paying taxes.
Proximity to Texas has positioned Reynosa as a significant manufacturing center, particularly in the automotive, electronics, and medical device sectors. Since every manufacturing hub requires logistics infrastructure, this has also driven demand for logistics spaces.
To meet this demand for manufacturing and logistics spaces, Reynosa boasts a robust network of industrial parks developed by institutional companies such as Intermex, Fibra Uno, Grupo IGS, Fibra Macquarie, Prologis, Stiva, and Roca Desarrollos, among others.
Nuevo Laredo: Half of a Major Metropolis
Nuevo Laredo forms a large metropolitan area with its U.S. counterpart, Laredo, Texas. These cities host one of the busiest commercial crossings between Mexico and the United States, supported by specialized freight transportation services like the World Trade Bridge.
As in Reynosa, companies in Nuevo Laredo benefit from the IMMEX program and tax incentives offered by Zona Libre de la Frontera Norte (Northern Border Free Zone). The city also has a significant manufacturing presence, including companies in the automotive, electronics, and medical device industries.
Nuevo Laredo is equipped with rail infrastructure through Kansas City Southern, facilitating the movement of large volumes of goods between Mexico and the U.S. Its industrial real estate infrastructure includes major industrial parks such as Oradel Industrial Center and Finsa Nuevo Laredo, among others.
Nogales: The Gateway for Perishable Goods
Nogales, a border city adjacent to Arizona in the United States, hosts one of the region’s primary border crossings: Mariposa Port of Entry. This crossing is vital for the trade of fresh and perishable goods, particularly fruits and vegetables, destined for the U.S. market.
Nogales is also part of the IMMEX program and serves as a manufacturing hub for the medical device industry.
The city’s industrial park infrastructure is supported by local developers like Damoza, as well as institutional players such as Fibra Plus, Finsa, and Fibra Macquarie.
