In recent quarters, the Huehuetoca – Zumpango industrial real estate submarket has become a key area for logistics in Mexico City. This is due to a combination of factors such as the availability of industrial buildings and land compared to other corridors like Cuautitlán, Tultitlán, and Tepotzotlán; its geographic location near the northern part of the metropolis; the growth of infrastructure such as the Felipe Ángeles International Airport (AIFA in Spanish); competitive pricing advantages; and global trends like e-commerce and nearshoring.
Even though Huehuetoca – Zumpango has an industrial space inventory of 8.3 million square feet (ft²), this only represents 5% of the total inventory in Mexico City, according to Datoz’s Analytics 2.0. However, in the first half of the year, this submarket led gross absorptions, meaning lease and sales transactions, with 3 million ft², followed by Cuautitlán, the largest and most dynamic submarket in Mexico City, with 2.6 million ft².
DHL and Inditex demand spaces in Huehuetoca – Zumpango
So far this year, the leading logistics company, specialized in international shipping, courier services, and transportation, DHL, and the Spanish multinational clothing manufacturer and distributor, Inditex, have demanded spaces in Huehuetoca – Zumpango through built-to-suit (BTS) buildings in the T-MEX Park industrial park, developed by E-Group, Parks, and Fibra Uno.
DHL will take advantage of the location of this submarket in relation to AIFA, as the company moved its cargo operations to this airport in 2023. The T-MEX Park will host a state-of-the-art mega logistics campus consisting of four buildings totaling 2.4 million ft². These buildings are currently under construction.
Inditex, which includes fashion brands like Zara, Massimo Dutti, and Oysho, among others, will also establish its logistics operations in a built-to-suit (BTS) building of over 600,000 ft².
Silvia Gómez, industrial analyst at Datoz, highlighted the importance of this park due to its proximity to the AIFA, as well as its railway infrastructure, as a railroad spur near T-MEX Park will connect companies to the airport, enabling them to carry out their operations.
The specialist explained that this park is set to accommodate very large-scale projects, and this trend will continue, as the park has significant land available for industrial development and will consolidate in the coming years.
Planned buildings in Huehuetoca – Zumpango
The growth and consolidation of logistics activities in the Huehuetoca – Zumpango submarket will be so significant that four buildings are currently in the planning stages, which will add 2.3 million square feet to the inventory in the coming quarters.
Three of these buildings will be in T-MEX Park, and one more in CPA Logistics Center Estado de México, owned by Corporate Properties of the Americas (CPA). So far, these buildings have been recorded as speculative spaces.
