San Martín Obispo has an inventory of 14.8 million square feet (ft²). Such is the importance of this area for the logistics sector that it has a vacancy rate of only 1.7%.
This logistics hub is home to major consumer companies, including Walmart, Grupo Zorro Abarrotero, OXXO, Pepsico, and Amazon, to name a few. It also hosts logistics companies such as Almer, Onest Logistics, and Hellmann, among others. Additionally, the courier giants Estafeta and FedEx are located here.
This area continues to develop, as at the end of 2022, industrial developer Vesta acquired a 21-hectare land reserve to build one million square feet in last-mile distribution centers (cedis) and logistics. This involved an investment of 118 million dollars (USD). Currently, Vesta is constructing two buildings in the south of San Martín Obispo under the name Punta Norte.
In summary, San Martín Obispo is a consolidated logistics hub, hosting global tenants in class A buildings. Vesta will leverage these competitive advantages and further reinforce the consolidation of this area.
