Additionally, in this area, you can find mixed-use buildings with the highest lease prices for commercial spaces: Espacio Condesa and Paseo Interlomas.
According to the sample from Datoz’s Comparables de mercado tool, there are more than 650 mixed-use buildings in Mexico City, with lease availability of 81,000 m2 across approximately 420 properties. The weighted average price of these available commercial spaces in mixed-use buildings is $405.00 MXN/m2/month.
Espacio Condesa and Paseo Interlomas are the mixed-use buildings with the highest lease prices for commercial spaces in the metropolitan area of Mexico City, surpassing $1,000.00 MXN/m2/month. While Paseo Interlomas exceeds the average price of spaces in Mexico City by 150%, in Espacio Condesa, they are priced 180% higher.
Espacio Condesa
Espacio Condesa is a project by Fibra Plus, which includes commercial, office, and residential segments. This mixed-use building is under construction, and Fibra Plus plans to deliver the commercial part in the second half of 2024. As of the end of 2023, Espacio Condesa reported an occupancy rate of 85%.
Located in the center of Mexico City, the commercial center of Espacio Condesa will feature 23,527 m2 of retail space. Among the stores it will host are Fresko, Cinépolis, Petco, Sports World, La Cervecería de Barrio, La Cantina No. 20, to name a few.
Paseo Interlomas
In November 2011, the developer, GICSA, inaugurated Paseo Interlomas in one of the most exclusive areas of the Mexico City metropolitan area: Huixquilucan. This project has a leasable area of 142,440 m2, of which 112,000 m2 belong to the shopping center and the rest to offices. The commercial segment has an occupancy rate of over 90%.
In 2018, the building underwent an expansion and grouped three anchor stores: El Palacio de Hierro, Liverpool, and Sears. In addition, its more than 280 stores include sports, food, fashion, telecommunications, self-service, banking, home, and decoration stores. It also features an entertainment concept with an ice rink, a cinema with a 4DX room, and High Park.
