Ciudad Juárez, known as the birthplace of maquiladoras in Mexico, was the second most active industrial real estate market in terms of construction starts during 2023, surpassed only by Monterrey, with a record of 5.2 million square feet (ft2). Unlike other markets, the construction of industrial buildings in Ciudad Juárez was almost evenly distributed among eleven industrial parks and stand-alone buildings. However, the construction in the Centro Industrial Juárez is particularly noteworthy, according to information from Datoz Analytics 2.0.
Developed by the global company Prologis, Centro Industrial Juárez is one of the most important industrial complexes in this northern Mexican market, as it is located just five miles from the Zaragoza International Border Crossing.
Centro Industrial Juárez has been developed in various phases over the years. It spans approximately 78 hectares and includes more than 20 industrial properties. Gradually, these properties have been acquired by Fibra Prologis, which has a preference for purchasing buildings from Prologis in Mexico.
The latest construction phase of Centro Industrial Juárez includes five properties and 37 hectares designated for build-to-suit (BTS) projects. Of these, two buildings were constructed during 2023, adding more than 825,000 ft2, which represents 16% of the total construction in Ciudad Juárez, amounting to 5.2 million ft2.
It should be noted that the 825,000 ft2 are distributed across two buildings: a nearly 540,000 ft2 build-to-suit (BTS) rental property and a speculative building of 290,000 ft2. Additionally, the BTS that houses a logistics company was acquired by Fibra Prologis last December, thereby increasing its presence within Centro Industrial Juárez.
Finally, Prologis will continue to construct industrial spaces in Centro Industrial Juárez, as this industrial park still has land available for development, according to information from Datoz’s Industrial Land.
