In 2023, the industrial developer Parks by E-Group started the construction of its industrial complex, TultePark, located in Tultitlán submarket, which is part of the country’s most significant logistics corridor: CTT (Cuautitlán-Tepotzotlán-Tultitlán), within the industrial real estate market of Mexico City.
TultePark is currently in its first phase, comprising three speculative industrial buildings with a combined gross leasable area (GLA) of 1.5 million ft2 (approximately 133,400 m2). With this level of construction, this industrial park contributed to 48% of the total construction starts in Mexico City and all constructions within Tultitlán submarket, according to information from Analytics 2.0 by Datoz.
It’s worth noting that in January 2023, the developer initiated the construction of the first two buildings, one spanning over 100,000 ft2 and the other 600,000 ft2. These spaces were fully leased by September, with the majority of lessees operating in the logistics sector, including companies such as Solística. This success highlights the project’s positive reception and demand.
On the other hand, the third building is currently under construction and has a gross leasable area (GLA) exceeding 700,000 ft2. Moreover, it features a Cross Dock configuration, making it the most attractive in the market. This configuration is advantageous for streamlining logistics operations for companies.
Likewise, for the second phase of TultePark, E-Group plans to construct six Cross Dock industrial buildings. Additionally, this project will be connected to a new development by Parks called TultiPark V.
