Twenty years ago, the developer Marabis began the construction of one of the largest and most successful industrial parks in the Bajío region: Marabis Castro del Río, located in Irapuato, Guanajuato. This industrial complex has been so successful that it is currently in its sixth stage, hosting over 95 manufacturing companies, primarily in the automotive sector.
Marabis Castro del Río spans 450 hectares developed across five stages, with an additional 150 hectares reserved. In 2021, the groundbreaking ceremony marked the commencement of the development of the sixth stage of the industrial complex. Marabis has announced a USD$24 million investment for this project and anticipates the establishment of approximately 50 companies.
In this context, in 2022, Marabis initiated the construction of an industrial building spanning over 300,000 square feet (ft2). Furthermore, during 2023, they strengthened their investment by commencing the construction of 1.2 million ft2 distributed across three speculative and build-to-suit (BTS) buildings for sale, according to Datoz’s Analytics 2.0.
With this level of construction, Marabis Industrial Park accounted for 42% of the total construction starts in the industrial real estate market of Guanajuato, which reached almost 3 million ft2 by the end of November 2023.
In summary, Marabis Castro del Río Industrial Park has developed over 1.5 million ft2, of which 80% is already leased to Asian companies in the automotive and metal-mechanic sectors.
It is worth noting that Marabis Castro del Río Industrial Park boasts world-class infrastructure, including water treatment plants, on-site power generation, roadways, educational centers, clinics, among others. Additionally, all buildings within the industrial complex are Class A.
