In 1997, the Querétaro Industrial Park (PIQ) was inaugurated, located in the Querétaro Norte submarket. Over these 25 years, national and foreign investments of the companies in this complex have been key to making PIQ the largest and one of the most important industrial parks in Mexico.
With an area of around 750 hectares developed in different phases to reach a net leasable area of over 16.7 million square feet (ft²), PIQ is the largest complex of its kind in the country. As a result, the most recognized developers in the country, such as Finsa, VYNMSA, Vesta, Corporate Properties of the Americas (CPA), AM Desarrollos, Fibra Macquarie, Intermex, and Fibra Uno, among others, have participated in the development and consolidation of the park.
This industrial complex has a strategic location due to its proximity to Mexico City via Federal Highway 57 (Mexico-Querétaro). It is also connected to highways leading to Guanajuato and Monterrey, as well as to Querétaro Airport.
The more than 120 companies conducting their manufacturing and logistics processes at PIQ have turned it into a hub for various industrial sectors such as automotive, electronics, aerospace, information technology (IT), and logistics. Some of the companies located in this park include Samsung, BRP, Solística, Hitachi, OXXO, and SAF Holland, among others.
Even though in recent years the construction starts at PIQ have been cautious, limited to net leasable areas under 200,000 ft², so far in 2024, this indicator reached nearly 250,000 ft² built by AM Desarrollos Inmobiliarios. This eased the vacancy rate, as there was no availability at PIQ between 2022 and 2023, but it currently has a rate of 2.06%, according to Analytics 2.0 by Datoz.
Furthermore, PIQ boasts high-level infrastructure, including electrical substations, cross-dock services, water supply wells, and wastewater treatment plants. It also has a railway spur to continue serving the companies already established, as well as those that will settle in the future since PIQ has lots for sale for BTS development.
