The e-commerce giant in Latin America has also strengthened its position in Mexico. Mercado Libre added its twelfth distribution center (Cedis in Spanish) in the country, not including smaller storage and distribution warehouses. Mexico City (CDMX) industrial real estate market is where it operates the most Cedis and warehouses, making it one of the major tenants in this market.
While Mercado Libre operates in 13 industrial real estate markets across Mexico, with a gross leasable area (GLA) of approximately 15 million square feet (ft²), its presence in Mexico City market—which includes the metropolis itself and Estado de Mexico—covers 7.8 million ft². This area is distributed across five submarkets: Cuautitlán, Tepotzotlán, Tlalnepantla, Centro, and Iztapalapa, according to Datoz’s Analytics 2.0.
Mercado Libre began building its logistics infrastructure by leasing an industrial facility of over 300,000 ft² in Mexico City in 2018, located in O’Donnell Puente México Park. However, due to the exponential growth of e-commerce in the country, and particularly in this city, the company accelerated its expansion within Mexico City’s industrial real estate market in 2023 and 2024.
In 2023, Mercado Libre leased 3.2 million ft² in Cuautitlán and Tepotzotlán submarkets, within industrial parks such as Panorama Nodín, La Laguna, Project Blue Logistics Park, and Megapark. By October 2024, the company had added 3.3 million ft² of occupied space in Cuautitlán and Iztapalapa submarkets, establishing itself in industrial complexes like Danhos Industrial Cuautitlán 1, Vesta Park Punta Norte, and ProximityParks Viaducto.

New Cedis in Hidalgo
In addition to the industrial real estate market in Mexico City, Mercado Libre is expanding its presence in the central region of the country by establishing three distribution centers (Cedis) in Platah Industrial Park in Villa de Tezontepec, Hidalgo. This build-to-suit rental project is under construction and will span over 1 million square feet.
The company has stated that this distribution center is of great importance due to its proximity to the Felipe Ángeles International Airport (AIFA), which will provide logistical advantages and allow it to leverage the road and rail infrastructure.
